- Homes that have sold within the past 3-6 months
- Properties with a similar size, condition, and location
Step Two – Look at What Matters When Trying to Price Your Home to Sell
I know this will sound strange, but don’t spend too much time focusing on current listings for sale. These listings show what sellers want for their home.
Instead, bring up the listings of properties that have recently sold. Sold homes show what buyers actually paid!
Step Three – Adjust for Differences
Take a look at how your home compares to homes that have sold. Pay attention to:
- Upgrades made
- Lot size
- Condition of the home
Step Four – When Pricing Your Home to Sell, Consider the Market Conditions
Think about your area and the market there.
- High Demand → price more aggressively
- Slower Market → price competitively
