How to List Your Home on the MLS Without a Realtor: Flat Fee MLS

If you’re planning to sell your home as a For Sale By Owner (FSBO), you’ve probably already run into one big question: “How do I get my home on the MLS without hiring a realtor?” The answer is to use a Flat Fee MLS service!

Here’s why this is so important. The MLS (Multiple Listing Service) is what feeds listings to major real estate websites, such as Zillow, Realtor.com, Trulia, Redfin, and Homes.com.

The good news?
You can get your home listed on the MLS without paying full commission!

Let’s walk through how it works.

What Is a Flat Fee MLS Service?

A flat fee MLS service allows you to:

  • List your home on the MLS
  • Pay a one-time fee (instead of a full commission)
  • Maintain control of your sale

👉 In other words, you get exposure without giving up thousands in fees.

Why the MLS Matters So Much

When your home is listed on the MLS:

  • It appears on dozens of websites automatically.
  • More buyers (and agents) can find your property.
  • Your listing looks more “official.”

Without MLS access, your reach is limited, even if you list it yourself on Zillow.

What to Look for in a Flat Fee MLS Service

Not all services are the same. Look for:

  • The ability to upload multiple photos – 6 is likely not enough to give prospective buyers a good idea of what your home looks like.
  • A way to edit your listings once you make them – don’t find yourself locked in and unable to make changes.
  • Good customer support is important, especially if you aren’t 100% comfortable with the process.
  • Syndication to major sites is key – find out which websites the MLS listing syndicates with, because some post to only a few websites. Try to figure out which will give you the maximum visibility.

Common Costs

Most flat fee MLS services range from:
👉 $100 to $500 (one-time fee)

Compare that to:
👉 $20,000+ in agent commissions. Note that some FSBO sellers decide that if an agent brings a buyer, they will pay them an agreed-upon commission (maybe 2%). Before listing, decide if that is something you will consider. Why consider doing it? Remember that your home will be listed on the MLS, where realtors can see it. Some have buyers who may want their realtor involved. If you decide not to pay a buyer’s agent a commission or set amount, those buyers may look elsewhere.

My Thoughts

Using a flat fee MLS service is one of the smartest moves you can make as an FSBO seller—it gives you maximum exposure without losing control.

👉 I need to point out something important to understand. Yes, you can list your home on Zillow yourself. But your home will be listed separately from MLS listings, depending on the filters the buyer has turned on. The only way around this is to use a flat-fee MLS service. Your home will be listed alongside all agent listings and won’t be tagged for separate display because it is a For Sale By Owner.
